The A by Adina Vienna Danube in Vienna, the Rioca Frankfurt Posto 7 and the Stay Kooook Leipzig City are the best serviced apartment concepts of 2025. They were chosen at the SO!APART Awards.
Traveling and working with more of a home-from-home feel than in a classic hotel room – serviced apartments with their kitchens and living areas are among the hotel offerings of the future. And their diversity is growing: at the SO!APART Awards, which have been presented by Apartmentservice since 2013 as the most important awards for the serviced apartment segment in German-speaking countries, the A by Adina Vienna Danube in Vienna won the award for best new opening of the year 2025. The premium aparthotel is located in a 180-meter-high tower with 120 serviced apartments, a bar, and a spa area with an outdoor pool and city views. The apartments range in size from 24 to 77 sqm.
The Stay Kooook Leipzig City in Leipzig also generated great enthusiasm among the jury: the winner in the “large and magnificent – apartment building” category is located opposite the Leipzig Theater and offers 70 rooms and 64 studios, in the latter of which the kitchen can be integrated into or separated from the room via a sliding element. The lobby on the ground floor is a large living room with numerous sofas, games equipment, and lamps, “something many hotels try to achieve, but here it has been done perfectly,” according to the jury. There is also a café with its own entrance to the city and an inner courtyard.
The big winner at the SO!APART Awards 2025 was i Live: The Swabian company won in the “Big and Great – Aparthotel” category with the Rioca Frankfurt Posto 7 as well as with the i Live Campus -Living Frankfurt, which is located right next door and has more than 1,000 student apartments. It was also the winner in the jury category “Large and magnificent – living apartment building” category and received the most votes in the audience voting as “most popular apartment building 2025.”
The jury appreciated the innovative strength and courage behind this mega-project, which is unique in its focus on a Brazilian hospitality and employee concept. Rioca Frankfurt Posto 7 offers 137 serviced apartments with rainforest walls and swings, as well as an Ibero-American restaurant with a roof terrace and views of the Frankfurt skyline. The courtyard of i Live Campus Living features a beach volleyball court and a garden with a statue of Christ.
In the “sustainable and special” category, the Maseven Frankfurt, not far from the trade fair, ultimately won the day. The new building opened just last year with 225 units and offered the most coherent overall sustainable concept among the applicants. Forty-five of the apartments have their own rooftop terrace. On the ground floor is the typical Maseven open lobby with a bar and terrace, coworking area, laundromat, fitness equipment, store, and a restaurant with a pizza oven.
The SO!APART Awards 2025 were presented at Staycity Aparthotels, Leipzig City Centre during the SO!APART trade congress. Bleisure Traveller was once again the media partner.
